City of Fredericton seeking proposals for redevelopment of site along Woodstock Road

The City of Fredericton is seeking proposals to purchase and redevelop a vacant site located at 212 Woodstock Road. The site is currently zoned LC (Local Commercial), making it suitable for a variety of uses that could contribute to a vibrant community. 


The property was the site of a retail gas and service station from the 1940s until its closure in the 1990s. The property and building remained vacant after the business closure. The City of Fredericton, Province of New Brunswick and former property owner collaborated to ensure the property could return to productive use. 

“This is a site that the community has been eager to take on new life, and the City of Fredericton is excited to be at the phase where we are now seeking proposals to redevelop this property” said Councillor Jason LeJeune, Chair of the Economic Prosperity and Growth Planning standing committee. “Getting the site ready was a true collaboration and we look forward to seeing what the future holds.” 

The city purchased the land for one dollar from the property owner in 2023 with the intention that the city remediate the property and prepare the site for development. To facilitate that acquisition, the city negotiated a separate agreement with the provincial government regarding property taxes.

Following environmental assessment, the structure was removed, and remediation work was completed. Work included the removal of contaminated materials and ensuring that the municipal drinking water supply was protected. Costs incurred associated with site remediation will be recovered using funds from the sale of the property.
